We take on businesses anywhere in Coquitlam, and we read the city by district because each one produces a different kind of leak. The City's demographic statistics page puts the population at 148,625 in the 2021 Census and describes Coquitlam as one of the province's fastest-growing municipalities. Growth on that scale means new customers who don't know you yet, and they judge you on how quickly you answer and quote.
The official neighbourhood list is shown below this text, grouped by district. Here is what each area tends to mean for the four problems we fix: missed calls, slow quotes, weak visibility and messy tracking.

Neighbourhoods and communities we cover
Coquitlam's Citywide Official Community Plan is set out as area plans. The Southwest Coquitlam Area Plan covers Maillardville, Burquitlam-Lougheed and Austin Heights. The Northeast Coquitlam Area Plan, known as Burke Mountain, covers Lower Hyde Creek, Upper Hyde Creek, Smiling Creek and Partington Creek. The Coquitlam City Centre Area Plan stands on its own, and Westwood Plateau and Eagle Ridge make up the northwest. Each area plan contains neighbourhood plans. A separate list of 'official neighbourhoods', used for neighbourhood profile areas, is given below as it appears in Wikipedia's Coquitlam neighbourhoods navbox.

Neighbourhoods: the city's official profile areas
The city's official neighbourhood list includes Austin Heights, Cape Horn, Central Coquitlam, Eagle Ridge, Hockaday Nestor, Ranch Park, River Heights and Mayfair/Pacific Reach, alongside the better-known Maillardville, Town Centre, Westwood Plateau and Northeast Coquitlam. Those official areas don't line up neatly with how customers search, but they are useful when you set a service area or decide where to describe real projects on your website.
Our practical advice: when you list where you work, use the names residents themselves use. Someone in Cape Horn or Ranch Park is more likely to type "Coquitlam" plus the service than the neighbourhood name, so your profile and pages should lead with the city and mention neighbourhoods where you have genuine work to show.
Southwest Coquitlam
Southwest Coquitlam takes in Burquitlam-Lougheed, Austin Heights and Maillardville, the city's oldest and most varied side. Older detached houses sit beside townhouses and new towers near the Burquitlam station, and the commercial strips along North Road, Clarke Road and Austin Avenue hold many owner-run shops, restaurants, clinics and service counters.
What tends to leak here:
- Counter phones. A small restaurant, dry cleaner or clinic in Austin Heights often has one person at the front handling customers in person and on the phone at once. Missed-call recovery and a clear callback window help most.
- Renovation quotes. Older homes in Maillardville generate repair and renovation work, and owners there often get several quotes. Quote speed and polite follow-up decide a lot of those jobs.
- Multilingual enquiries. Burquitlam's businesses serve customers who may prefer Korean, Mandarin, Cantonese or Persian. If a share of your calls or texts arrive in another language, the callback routine needs someone who can answer them, or a clear note on who will.
City Centre
The City Centre area covers Coquitlam Town Centre, around Lafarge Lake and Town Centre Park, and the Riverview lands (səmiq̓wəʔelə). It is the city's main commercial and civic hub, with Coquitlam Centre, offices, towers and transit at the Coquitlam Central, Lincoln and Lafarge Lake-Douglas stations.
What tends to leak here:
- Visibility against dense competition. A dental office, tutoring centre or salon near Coquitlam Centre competes with many similar businesses within a few blocks. A correct, complete profile with the right categories and a steady review routine is often the first fix.
- Tracking across many channels. Businesses here tend to pay for several things at once, from directories to search ads to mall promotions. A single lead record shows which ones bring paying customers.
- Strata and property-manager work. Trades that serve towers deal with property managers who compare written quotes carefully, which makes clear templates and follow-up important.
Northwest Coquitlam
Northwest Coquitlam is Westwood Plateau and Eagle Ridge: hillside neighbourhoods of mostly detached family homes, with schools and parks rather than big commercial strips.
What tends to leak here:
- Home-service quotes. Larger detached homes bring landscaping, roofing, painting, deck and basement work, often with comparison shopping. Slow quotes cost more here because job values tend to be larger.
- Missed calls during jobs. Many of the businesses serving the plateau are small crews already working on another house. Text-back with an honest callback time keeps the caller waiting for you rather than trying someone else.
- Seasonal swings. Exterior work bunches into spring and summer, so a routine that copes with twice the normal call volume matters more than one tuned for a quiet month.
Northeast Coquitlam / Burke Mountain
Burke Mountain, the city's northeast, is where Smiling Creek, Partington Creek and the two Hyde Creek neighbourhoods are filling in, with Northwest Burke still being planned. The City's special plans and projects page lists both the Hazel-Coy Neighbourhood Plan and Burke Mountain Village, the future commercial hub of the area. Much of it is newly built, and households are still arriving.
What tends to leak here:
- First-time searches. New residents don't have a trusted plumber, dentist or cleaner yet, so they search and call several businesses at once. The first business to answer has an advantage, which makes missed calls especially costly.
- New-home warranty versus paid work. Trades serving new homes need quick, clear quotes that explain what is and isn't covered elsewhere, so customers don't stall while they check.
- Service-area settings. A business based elsewhere that wants Burke Mountain work should set its service area honestly. Google's guidelines explain how service-area businesses should hide their address and list where they serve.
Other named areas
Residents also use local names such as Canyon Springs, Harbour Chines, Chineside, Dartmoor, Meadowbrook, Noons Creek, River Springs, Highland Park and Woodland Acres. These names show up in reviews and in how customers describe where they live.
Our advice is to treat them as language, not as page targets. If a customer in Harbour Chines writes a review that mentions the neighbourhood, that is genuine local relevance. Writing a thin page per name is not.
Nearby municipalities
Coquitlam businesses rarely stop at the city line. Port Coquitlam and Port Moody share many customers, and Burnaby and New Westminster sit to the west. When we set up tracking, we record the customer's city as a field, because owners are often surprised how much of their best work comes from just over a boundary. That one field can change where you focus a visibility repair.
How we work across the city
Everything we do for a Coquitlam business runs from the group's Vancouver headquarters, with consultations in person or by video call. That suits the work: the evidence lives in call logs, quote records, Google profile data and your website. Read about how we work, see the guides for do-it-yourself checks, or go to the contact page to describe your problem.
Frequently asked questions
Do you cover every part of Coquitlam?
Yes. Every official neighbourhood is in scope, and so are nearby Port Coquitlam, Port Moody, Burnaby and New Westminster where your customers come from. Distance from Vancouver doesn't change anything.
Do you visit businesses in person?
Yes. We meet Coquitlam businesses in person or by video call, and also talk by phone, text and email. Diagnosis works from your call logs, quote records, profile data and website.
Should we create a website page for each neighbourhood we serve?
Only where you have something genuinely local to say, such as real projects or advice specific to that housing. Pages that just swap a neighbourhood name don't help customers and can hurt your visibility.
Does where we're based in Coquitlam change which fix comes first?
Sometimes. A storefront in a busy commercial strip often leaks at the counter phone, while a trade serving new hillside homes often leaks at the quote stage. Your baseline numbers settle it.
